Intelligent centralized car park systems give Hong Kong-based REIT company the edge over its competitors
DKSH installs automated centralized car park management systems to improve monitoring and control of multiple car park facilities across Hong Kong.

Our customer is a retail-focused real estate investment trust (REIT) company based in Hong Kong. Being a leading retail-focused REIT, it invests and manages a diversified portfolio comprising retail facilities, car parks and offices in China and Hong Kong as well as with a presence in London and Sydney.
To help better manage its properties, it was keen to develop a centralized controlled car park management system and one that would help them maximize space utilization in all of its car park facilities in Hong Kong.
Challenge
A key requirement by the company was that the new car park solution must be centralized and able to consolidate the management of multiple car park facilities sited at different locations.
As they were faced with high operating costs due to inefficiency and manpower wastage in managing their car park operations, the proposed system must be able to adapt to the parking habits of residents and shopping mall visitors. At the same time, it must also help to increase visitor turnover and maximize parking space utilization.
Approach
We developed a centralized management system with four control centers for the overall management and control of more than 300 unmanned car park facilities located in Hong Kong. To increase operational efficiency and improve user experience, we introduced the One Link Pass, a one-card-for-all device that comes with a membership-based system to access all car parks managed by the company.
Hooked up to a database server, application server and integrated with a CRM system at the data center, the company can now store, monitor, track and handle a mass volume of visitors and payment transaction records each day. We created over 50 different customized operational reports for accounting, data analysis, overview and senior management presentations.
The car park solutions also incorporate features like a QR code and a mobile app to allow visitors easy and fast access to parking and electronic payment options. It includes safety features like a video-based intercom system that supports multiple servers, queuing function, gate control and image capture.
Result
The most visible benefit of the new car park systems is that it offers centralized management of all our customer’s properties' car park facilities under one roof. This substantially reduces manpower costs and manual monitoring while freeing up valuable human resources for other functions.
For the company, after implementing the new systems, they were able to maximize visitor turnover, improved space utilization and most importantly, increase revenue to their car park facilities. For users, there is now an improved user experience as visitors can now access all car park facilities operated under the group using just one entry device and single membership registration.
